Frequently Asked Questions

Yes — foreign buyers can absolutely get a Spanish mortgage. Most Spanish banks offer mortgages to non-residents, though they typically lend up to 70% LTV (vs 80% for residents). Having a NIE number and a Spanish bank account are prerequisites, both of which we can help you arrange.

With proper documentation, pre-qualification typically takes 2–3 business days. Full mortgage approval from a bank can take 2–6 weeks depending on the lender and complexity. Working with a broker significantly speeds up the process as we know each bank's requirements precisely.

Typically you will need: passport or national ID, proof of income (payslips or tax returns for 2 years), bank statements (3–6 months), employment contract or company accounts if self-employed, and details of the property you wish to purchase. We provide a personalised checklist based on your situation.

Our initial consultation and pre-qualification assessment is completely free of charge. We only charge our fees if you decide to contract one of the mortgage products we find for you.

Spain's former investor residency route was ended for new applications with effect from 3 April 2025. We can still help with NIE, property-linked residency coordination and introductions to the right legal specialists if your case needs a separate residence route.
